What is a real estate calculator?

A real estate calculator is a property-analysis tool that helps you translate a purchase idea into financing numbers and operating numbers. Instead of reviewing only the mortgage payment or only the rent, it combines both sides so you can see how a property deal behaves as an investment.

That makes it useful for rental-property screening, cash-flow planning, and quick deal comparison before you move into deeper underwriting. How this calculator works

The calculator first determines the loan amount from purchase price minus down payment, then estimates the monthly mortgage payment from the interest rate and loan term. On the operating side, it reduces monthly rent by the vacancy allowance to estimate effective rent, then subtracts operating expenses and debt service to find monthly and annual cash flow.

It also computes NOI, cap rate, gross rent multiplier, and cash-on-cash return, then projects a simple five-year equity figure from appreciation and mortgage amortization.
