The calculator first determines the loan amount from purchase price minus down payment, then estimates the monthly mortgage payment from the interest rate and loan term. On the operating side, it reduces monthly rent by the vacancy allowance to estimate effective rent, then subtracts operating expenses and debt service to find monthly and annual cash flow.
It also computes NOI, cap rate, gross rent multiplier, and cash-on-cash return, then projects a simple five-year equity figure from appreciation and mortgage amortization. The default example uses a $450,000.00 property with $90,000.00 down, rent of $3,400.00 per month, and a modest vacancy and expense assumption so you can review deal quality quickly.
In the default example, the property produces about $-88.95 of monthly cash flow, an annual NOI of $26,952.00, and a cap rate near 6.0%. With appreciation and principal paydown, the five-year equity projection rises to roughly $196,506.07.
